Hi Kate,

thank you for visiting.

Curious why you are interested in installing vinyl over brick? Is it for aesthetic purposes or for maintenance purposes?

I can't say that I've seen vinyl siding that is very attractive whereas brick depending on style can be very attractive.

Happy to talk more about approach/value &/or I can put you in touch with appropriate trades people.

Hello,
Does adding vynil siding to a brick home that is roughly 35 years old add value or is it just extra spending?

Nice words from great clients!

As first time buyers Mike & Katie experienced first hand some of the challenges with our lending industry & had to jump ship to get pre-approved with another lender after they were in contract.

A bit of a nail biter but we all got through it & escrow still closed on time! phew!!

Thanks to the great team at Guarantee Mortgage.

Persistence & patience pays off for Laura!

Laura & I had been working together for a few weeks & she had just missed out on a condo that she had her eye on.

Even though there was an offer in place, I encouraged her to write a back up offer. Within a couple of weeks, the first buyer walked & her offer was elevated to first position!

She bought in 2008 & what a sweet deal she got on a 2br/2ba condo!

Hi Cheryl,

Thanks for your vote of confidence regarding mortgage brokers. As you know, I am one of the mortgage brokers on the Zephyr team and we really love working with Zephyr agents because they are so well-informed and professional. Not to mention enthusiastic about what they do.

I would like to add a little story about the benefits of working with a mortgage broker versus a big box bank. One night I woke up at about 4:00 a.m. in a sweat about one of my transactions. My mind was racing about how to deal with this particular situation. As I get out of bed, turned on my computer and began frantically working my client's ratios again, I had a eureka moment: "Wow, the loan officers at B of A are not waking up in the middle of the night worrying about their transactions! It's only the crazy mortgage brokers who do this sort of thing. The Bank people get paid regardless of whether a loan closes or not, and it one transaction doesn't work out, their butts are not on the line the way mine is."

Anyway, in that moment I realized one of those intangible benefits I offer: I will actually lose sleep in order to make my clients happy and get the job done.

Hi,
As eco-friendly kit homes are becoming a good alternative to go green, the reduced costs for steel kit homes are also a good reason to opt for them. If you are planning to construct you
dream home but you must stick to a budget, then you wont find any limitations if you buy a kit home.

Hi Cheryl

We hear these stories all the time. It finally hit me one day: when someone applies for a home mortgage to one of the Big Box Banks (Wells Fargo, B of A, Chase), do they honestly think that loan officer will lose any sleep over the transaction if things start to go sideways? Or do they have so many transactions going on that if they lose a few transactions (or even a lot of good will), it's really no big deal?

Anyway, as a mortgage broker who gets all of her referrals from past clients, CPA, realtors and financial planners, the situation is completely different. I do lose lose sleep, or at least I toss and turn with worry that my buyers are not going to close on time, that they will not be happy, that they will not refer me to their friends. And I toss and turn -- and lose sleep - until I find a solution. My livelihood depends on it!

Yeah!! Case # was finally released late yesterday but not the appraisal that clients paid $648 (an astronomical amount)!

Clients have chosen to pay for a new appraisal rather than wait it out & risk losing this property.

The situation only made the sellers more sympathetic to the buyers and sellers are sticking it out. :-)
